Fast, Reliable Attic Insulation Across Chicago
Most attic insulation jobs in Chicago run between $1,800 and $4,200 for a standard bungalow or two-flat attic, and we can typically schedule within five to seven business days. If you’re losing heat through an uninsulated knee wall or a settled attic floor, that’s work we do every week across the city. Call (218) 261-7714 for a written price before any work starts – that’s the only way we operate.
Chicago’s housing stock isn’t like the suburbs. Brick bungalows, two-flats, greystones, and courtyard apartments each fail in their own way, and a crew that only knows suburban track homes will miss what’s actually wrong. Our Attic Insulation team works these buildings daily, and our Chicago crews know what to look for before a single bag of insulation comes off the truck.
Why Topside Attic Insulation Is Chicago’s Preferred Attic Insulation Company
Since 2016, we’ve sealed and insulated more than 9,000 homes under The Haven Standard. That means every job starts with a written price, a written scope, and a written warranty before anyone lifts a tool. No exceptions, no verbal handshakes. Chicago homeowners – especially the ones who read three-star reviews as carefully as five-star ones – tend to appreciate that.
Our Chicago customers get a named technician and a text when that person is on the way. A live person answers the phone 24/7, not a voicemail loop. And when the crew leaves, you get a Documented Photo Record of everything done, plus before-and-after blower-door numbers on any job where air sealing is part of the scope. That pressurization reading shows, in one number, how much air your building envelope was losing before and after. If the number didn’t move, the work didn’t work – and we’d rather show you the number than ask you to take our word for it.
Wes Okafor leads our Chicago operation, and he holds every crew to the same standard on a bungalow in Portage Park as on a courtyard apartment in Rogers Park. The 365-Day Done Right Promise applies to all completed work: if it’s not done right, we make it right.
Our Attic Insulation Services in Chicago

Blown-In Attic Insulation
Blown-in fiberglass or cellulose is the workhorse for Chicago’s masonry-walled housing stock. In a brick two-flat or greystone, the attic floor is typically the only cavity we can access without opening walls, which makes dense coverage there non-negotiable. We run R-49 to R-60 in Chicago attics because the polar vortex demands it – a January night at −23°F doesn’t forgive a thin layer.

Attic Batt Insulation
Batts work where blown-in doesn’t: knee walls, cathedral ceiling bays, and any cavity that needs a friction fit behind an access panel. In Chicago bungalows, we cut and fit batts behind the knee wall before sealing, not after. The order matters. Insulation over an unsealed cavity just hides the problem.

Attic Insulation Top-Up
Plenty of Chicago attics have R-19 or R-30 fiberglass from the 1980s or 1990s that settled years ago. A top-up brings the attic back to R-49 or R-60 without a full removal. For a standard bungalow attic, a top-up typically runs $1,200 to $2,400 depending on square footage and access. Before we add anything, we check for air leaks at top plates, can lights, and plumbing penetrations – because adding insulation over leaks just buries the problem deeper.

Attic Insulation Replacement
When insulation is water-damaged, rodent-soiled, or compressed to the point of failure, replacement is the only honest fix. In Chicago’s flat-roofed courtyard apartments, roof leaks often go unnoticed until the insulation is already compromised. A full removal and replacement on a typical bungalow attic runs $2,500 to $4,200, including disposal and the documented photo record we leave behind.

Attic Baffles & Ventilation Prep
Baffles keep soffit vents open so air can move from the eaves to the ridge. Without them, blown-in insulation blocks the airflow and you get ice dams along flat-roof edges during lake-effect snow. We install baffles before any blown-in work in Chicago attics, every single time. It’s part of the scope, not an add-on.

Trusted Brands We Service in Chicago
We stock and install Johns Manville, Knauf, and Rockwool products, but we’re not locked into any single brand. The right material depends on the cavity, the building type, and the moisture profile – a brick bungalow knee wall needs something different than a flat-roof courtyard attic. We’ll spec what works, tell you why, and put it in the written scope. No proprietary product lock-in, no mystery upcharges.
Common Attic Insulation Problems We See in Chicago Homes

- Uninsulated bungalow knee walls: The classic Chicago bungalow’s half-story knee wall is often bare or stuffed with collapsed 1970s fiberglass, with the attic kneespace behind it open to outside air. This single defect can account for 30-40% of the home’s total heating load.
- Settled or compressed blown-in insulation: In tight brick two-flat attics, fiberglass settles over decades and loses R-value exactly when polar vortex winds push temperatures below 0°F. What was R-49 in 1995 might read R-30 today.
- Missing attic baffles in courtyard apartments: Flat-roofed courtyard buildings need continuous soffit-to-ridge airflow. Missing baffles block that path and produce ice dams along the roof edge during lake-effect snow events.
- Air leaks that predate the insulation: Chicago’s masonry buildings have top plates, can light housings, and chase penetrations that leak conditioned air straight into the attic. Insulating over those leaks without sealing them first is the most common mistake we correct on retrofit jobs.

FAQs - Attic Insulation in Chicago

The heat loss isn’t through the roof – it’s through the knee walls in the half-story. Chicago’s roughly 80,000 bungalows were built with knee walls that were often left bare or stuffed with collapsed fiberglass batts, and the attic kneespace behind them is open to outside air. That turns the attic into a convective chimney that pulls heat from the whole house. Call (218) 261-7714 and we’ll bring a blower door to measure exactly how much air you’re losing.
R-49 to R-60. Chicago’s exposure to polar vortex events regularly drives temperatures below 0°F – the January 2019 vortex hit −23°F – which means code-minimum R-38 isn’t enough for this climate. We spec R-49 as the floor and R-60 for most Chicago attics, with air sealing done first, not as an afterthought.
Yes, and that’s the standard approach. Brick two-flats and greystones have attics we can access through the hatch, and we dense-pack blown-in cellulose into any accessible stud cavities from above. We don’t open plaster ceilings unless there’s a specific reason to. The written scope will say exactly where we’re working and what the access points are.
We work around it. Alley-load garages and townhome doors mean tighter clearances and sometimes a second trip to drop material, but none of that changes the written price. We factor access into the quote up front, and we’ll tell you if your access door is too small for a standard blower-door frame – because sometimes it is, and we’ll plan around it.
Insulation alone doesn’t stop ice dams. Ice dams form when warm attic air melts snow at the roof surface, and the water refreezes at the cold eaves. If the attic is insulated but the soffit vents are blocked because baffles were never installed, the attic still traps heat and the ice dams continue. We install baffles before any blown-in work, and on flat-roof buildings we check the vent path end to end. Call (218) 261-7714 for an exact quote – estimates are free.
The Chicago Bungalow Problem Most Insulation Contractors Miss
Here’s the thing about Chicago bungalows: the roof can look fine from the street, the attic floor can be full of pink fiberglass, and the house still loses heat like a screen door. The failure is in the knee walls. These 1.5-story brick homes, built from roughly 1910 to 1940, have short vertical walls where the half-story ceiling meets the sloping roofline. Behind those walls is an open triangular cavity – the attic kneespace – and in most bungalows it was never sealed. Not in 1925, not in 1975, not ever.
In Portage Park, our crew air-sealed a bungalow knee wall behind a cramped attic hatch that opened onto an uninsulated cavity. We dense-packed the wall with GreenFiber cellulose and installed baffles before adding R-60 blown-in fiberglass, cutting the homeowner’s heating bills by nearly a third. The blower-door test read 4,200 CFM50 before sealing and 2,100 after. That’s the number we hand the customer at the end of the job.
This defect is so widespread and so specific to Chicago that the city has a dedicated Chicago Bungalow Association. Contractors in Milwaukee or Indianapolis don’t see this at the same scale. We do, every week, in Portage Park, Archer Heights, Bridgeport, and every other bungalow belt neighborhood. Call (218) 261-7714 and we’ll schedule a blower-door test so you can see, in a single number, what your bungalow is losing.
