A failed vapor barrier doesn’t announce itself with a loud noise or a sudden bill. It announces itself with a musty smell seeping up through the floor, wood that feels soft underfoot, insulation that looks like it survived a rainstorm, or humidity levels indoors that feel off no matter how long the AC runs. The Vapor Barrier Was Torn or Shifted

This is the most common failure mode. Polyethylene barriers get punctured by pest activity, previous repair crews walking the space without care, or simple settling of the materials over time. You can usually spot this one: pull back any accessible access panel and look for sections of barrier that are bunched, folded back, or have visible holes or tears. A barrier that isn’t lying flat and fully sealed at the seams isn’t doing its job.

Seam Tape Failed

The individual sheets of a vapor barrier are only as good as the tape bonding them together. Standard tapes degrade in humid, dark environments – exactly the conditions a crawl space provides year-round. When seams open up, ground moisture rises freely through the gaps, often in sections of the barrier that look intact from a distance. If the visible surface of the barrier looks fine but you’re still smelling must or seeing condensation on ductwork or joists, failed seams are the likely cause.

Water Intrusion Through the Walls or Vents

A vapor barrier installed across the ground floor can’t stop water that’s entering through the crawl space walls, through open foundation vents, or through low-grade soil that drains toward the foundation. This is a drainage or enclosure problem, not just a barrier problem. You’ll often see this as standing water or wet soil in one corner of the crawl space, or a tideline of efflorescence – the white mineral crust – on the concrete walls near the floor.

The Original Installation Was Incomplete

Some systems are simply installed to a lower standard than the job required. A vapor barrier that doesn’t run up the stem walls and terminate at the sill plate, that lacks proper mechanical fastening at the edges, or that was put down without sealing penetrations like pipes and piers will underperform from day one. If the system is less than a few years old and already failing, this is the explanation worth exploring. Look for places where the barrier edge just lies on the dirt or stops short of the wall rather than running up and being secured.

  • Photograph what you can see from the access point. Don’t go further than you can safely stand or crouch without putting weight on the barrier. Use your phone’s flashlight and take photos of any visible tears, standing water, open seams, or wall staining. These images matter when a technician is quoting the repair.
  • Check whether your HVAC system or dehumidifier is working harder than usual. A failed encapsulation system loads moisture into the air column above it. If your equipment is running longer cycles or your indoor humidity gauge has climbed, note when that started – that timeline helps identify whether this is a recent failure or a slow-developing one.
  • Close off any HVAC supply registers in the crawl space temporarily if you have them. A conditioned crawl space with a compromised barrier is circulating moisture-laden air back into the system. A technician will advise you properly on this when they arrive, but cutting the loop temporarily limits the spread.
  • Do not attempt to patch the barrier yourself with standard plastic sheeting or household tape. The seams and penetrations require specific materials and techniques to hold in a crawl space environment. A temporary patch that fails gives you a false sense of security while the moisture problem continues underneath.
