How Rockwool Products Fail - and How We Fix Them

Rockwool stone wool is a solid product, but it has specific failure modes in Chicago’s freeze-thaw-and-humidity cycles. Here’s what we actually find when we open walls and rim joists in homes across the city:

  • ComfortBatt compression behind spray foam retrofit. Rockwool ComfortBatt R-15 batts get compressed when someone foams over them without addressing existing gaps first. The batt loses R-value when squeezed, and the foam can’t reach the sheathing. We remove the compressed section, air-seal the cavity perimeter, then install foam against the sheathing where it belongs, and re-fit or replace the batt to its full thickness.
  • Safe’n’Sound density confusion in rim joists. Rockwool Safe’n’Sound is acoustic insulation, not thermal. We see it stuffed into rim joists in Chicago basements because it’s stiffer than fiberglass and feels like it’s doing more than it is. It’s rated for sound, not heat retention. We pull it from thermal locations, seal the rim with closed-cell spray foam, and move the Safe’n’Sound to interior wall cavities where it actually works.
  • Roxul Drainboard moisture trapping at grade. Older Rockwool exterior boards, sold under the Roxul name before the 2017 rebrand, sit against foundation walls below grade. When Chicago downspouts dump water close to the wall, the board holds moisture against the concrete. That moisture migrates into the rim joist area and compromises any foam applied there. We check drainage first, correct the slope if needed, then seal and insulate the rim joist with closed-cell foam rated for wet contact.
  • ComfortBoard gaps at sheathing seams. Rockwool ComfortBoard 80 exterior insulation is only as continuous as the installation. In Chicago’s older frame houses, we find gaps at window bucks and rim board transitions that let air move right past the board. We seal those seams with a foam bead before interior work proceeds, because exterior foam without seam sealing doesn’t stop stack effect in a two-story.
  • Loose-fill Rockwool settling in attics. Rockwool’s loose-fill attic product, sometimes sold as Rockwool Granulate, settles less than fiberglass but still leaves low spots at eaves where the installer couldn’t get the hose far enough. Those low spots create cold corners in Chicago winters. We map the attic with a depth gauge, air-seal the top plates first, then top up the settled areas before any spray foam goes in at the roof deck.

Every one of these fixes starts with the same step: we find where the air is moving, seal it, and only then add insulation. Seal the holes first. Then add the R-value. The numbers will tell you whether it worked.

Our Rockwool Spray Foam Insulation Process

Our Rockwool Spray Foam Insulation Process

Here’s how a Rockwool spray foam job runs with Topside Attic Insulation, from first call to final report:

  1. 1
Phone and written price. You call (218) 261-7714, a live person answers, and we schedule a walkthrough. You get a written price, written scope, and written warranty before any tool gets lifted. No exceptions.
  2. 2
Diagnostics first. Wes Okafor or one of our technicians runs a blower-door test - a pressurization reading that shows, in one number, how much air your building envelope is losing. We mark where the Rockwool is underperforming and where air is moving through it.
  3. 3
Parts decision, documented. We tell you whether we’re using open-cell foam, closed-cell foam, or a combination, and whether the existing Rockwool gets removed, repositioned, or left in place. No upselling, no proprietary product lock-in. Materials sourced from Owens Corning, Johns Manville, Knauf, Rockwool, CertainTeed, Icynene, Demilec, and GreenFiber.
  4. 4
Air sealing, then insulation. We seal top plates, can lights, penetrations, and rim joists before any foam or batt goes back in. This order is non-negotiable under The Haven Standard.
  5. 5
Post-install blower-door test. We run the blower door again so you can see the CFM50 drop - the before-and-after number that shows what the air sealing actually did. That reading is published on your final report, not buried in a file.
  6. 6
Photo record and warranty. You get a printed report: pre-installation ACH50, post-installation ACH50, installed R-values by zone, and a photo log of air-sealing locations. The 365-Day Done Right Promise applies: if it’s not done right, we make it right.

What Rockwool Spray Foam Insulation Costs in Chicago

Most Rockwool spray foam jobs in Chicago fall between $1,900 and $4,800, depending on what you’re sealing and how much Rockwool needs to be addressed. Here are the common scenarios:

Job Type What’s Included Typical Range
Rim joist spray foam (existing Rockwool batts) Remove or reposition Rockwool, seal rim with closed-cell foam $1,900 - $3,200
Garage ceiling spray foam over Rockwool Air-seal penetrations, spray open-cell foam at roof deck $2,400 - $4,000
ComfortBatt replacement + spray foam Remove compressed batts, seal cavity, install closed-cell foam $2,800 - $4,800
Attic air sealing + Rockwool top-up Seal top plates, can lights, penetrations; top up settled areas $1,800 - $3,500

What moves the price: roof deck access (vaulted ceilings cost more than flat attics), how much Rockwool needs removal, and whether we’re working in a crawl space or a full-height basement. Every quote is a flat price in writing before work starts, and estimates are free. Bring us a competing written estimate and we’ll read it with you - free second opinion, no pressure.

Why Chicago Homeowners Call Topside Attic Insulation for Rockwool Work

Why Chicago Homeowners Call Topside Attic Insulation for Rockwool Work

We’re not a Rockwool franchise and we don’t claim to be. We’re an independently owned and operated Chicago company that has sealed and insulated more than 9,000 homes since 2016, every one with a written price before work started and a documented record when the crew left. Our technicians are background-checked and uniformed, and they know Rockwool products well enough to tell you when the batt is fine and when it’s the problem. We also work with Reflectix and the other major insulation brands, so we’ll never push Rockwool foam when a different material fits the job better.

Under The Haven Standard, every job closes with a Documented Photo Record - not available on request, included. On applicable jobs, before-and-after blower-door readings are provided so you can verify the air-sealing result. That’s the difference between paying for insulation and paying for performance.
