GreenFiber Attic Cleaning & Rodent Proofing in Chicago: What to Know First
We provide independent GreenFiber attic cleaning and rodent proofing throughout Chicago, with most jobs completed in one to two days. A typical GreenFiber attic cleanout with sanitizing and rodent exclusion in the Chicago market runs between $1,800 and $4,200 depending on attic size, contamination level, and how much contaminated insulation has to come out. We give you a written price before any work starts, not a ballpark over the phone.
This page is for Chicago homeowners whose attic has GreenFiber insulation that’s been compromised by rodents or years of accumulated dust and debris. If you’re seeing droppings, hearing scratching in the ceiling, or noticing a musty smell coming from the attic hatch, call us at (218) 261-7714. We’ll schedule a walkthrough, document what we find, and hand you a written scope with a firm price.
How GreenFiber Products Fail - and How We Fix Them
GreenFiber is a cellulose insulation product, and like all cellulose, it behaves differently than fiberglass or spray foam when rodents move in. Here’s what we actually find in Chicago attics:
- Sanctuary and Cocoon lines hold moisture and odor. GreenFiber’s Sanctuary and Cocoon blown-in cellulose are treated with borates for fire and pest resistance, but the treatment does not stop rodents from tunneling through it. Once mice or rats nest in it, urine saturates the cellulose and the borate treatment does nothing for odor. We remove the contaminated material entirely and dispose of it before sanitizing the deck.
- Cellulose hides activity longer than fiberglass. Because GreenFiber settles into a denser mat than blown fiberglass, rodent tunnels and nests are harder to spot from the hatch. By the time a Chicago homeowner sees droppings on the attic floor edges, the infestation has usually been active for weeks. Our inspection includes lifting sections of the insulation to map travel paths before we quote removal.
- Settled R-value drops faster when rodents tunnel. GreenFiber is installed to a specific depth for its stated R-value, typically R-38 to R-49 in Chicago attics. Rodent activity compacts and displaces cellulose, creating bare spots on the drywall. We measure depth in multiple zones during the walkthrough and include the readings in your written scope so you know exactly what you’re restoring.
- The borate fire treatment is not a rodent barrier. This is a common misconception we clear up early. GreenFiber’s borate additive helps with flammability and can deter some insects, but rats and mice are not repelled by it. Rodent proofing requires physical exclusion: sealing penetrations, screening vents, and closing gaps at the soffit and roofline. Insulation alone, regardless of brand, will not keep rodents out.
- Old GreenFiber installs from the 2000s often lack full attic-floor coverage. Many Chicago homes we see had GreenFiber blown in during early-2000s weatherization programs, and the coverage was uneven from day one. Combine that with two decades of settling and rodent traffic, and we frequently find R-value losses of 30 to 40 percent. We document this with photos and depth measurements as part of every attic cleaning job.
One reality specific to Chicago’s climate: our freeze-thaw cycles push rodents indoors earlier and keep them nesting longer than in milder markets. Attics in bungalow belts like Portage Park, Jefferson Park, and Norwood Park see rodent pressure from October through April. That’s a longer active season than most of the country, and it means contaminated insulation sits longer before it’s discovered.
Our GreenFiber Attic Cleaning & Rodent Proofing Process

Every GreenFiber job follows the same sequence, and you get documentation at each step. Here’s how it runs:
- 1
Walkthrough and inspection. We inspect the attic, map rodent entry points, measure insulation depth in multiple zones, and take photos. You get a copy of everything we document.
- 2
Written scope and price. Before any work starts, you receive a written scope listing exactly what we’ll remove, what we’ll sanitize, what we’ll seal, and what we’ll reinstall. That’s Haven Standard Clause 1: flat price, written scope, written warranty.
- 3
Removal of contaminated GreenFiber. We use HEPA-filtered vacuums to remove cellulose contaminated by urine, feces, or nesting material. This is not a rake-and-bag job. The material goes out through sealed hoses, not through your living space.
- 4
Sanitizing and decontamination. After removal, we treat the attic deck and framing with an antimicrobial solution. This step matters because rodent urine odor persists in wood even after the insulation is gone.
- 5
Rodent exclusion. We seal penetrations, screen gable and soffit vents, and close gaps at plumbing stacks, electrical penetrations, and the attic hatch. This is done before any new insulation goes in. Seal the holes first. Then add the R-value. The numbers will tell you whether it worked.
- 6
Re-insulation and documentation. We reinstall insulation to the R-value specified in your scope, then hand you a printed report with before-and-after photos, materials used, and a written warranty on the full job.
What GreenFiber Attic Cleaning & Rodent Proofing Costs in Chicago
Here are real numbers we’ve written for Chicago homes in the past year:
- Attic cleanout only, no rodent contamination: $800 to $1,500 for a typical 1,200 to 1,800 square foot attic.
- Full cleanout with sanitizing and rodent exclusion: $1,800 to $3,200 for most Chicago bungalows and two-flats.
- Cleanout, exclusion, and reinsulation to R-49: $3,200 to $5,800 depending on attic size and access. Steep-pitch roofs and tight hatches add labor time.
- Heavy rodent infestation with deep contamination: Add $500 to $1,200 to the cleanout range. This covers additional disposal volume and extended sanitizing.
What moves the price most is how much material has to come out and how many entry points need sealing. An attic with one entry point and localized contamination is a different job than an attic where rodents have tunneled wall-to-wall. Call (218) 261-7714 and we’ll schedule a walkthrough. The estimate is free, and the price we write is the price you pay.
We also service Reflectix radiant barrier installs in Chicago attics, so if your attic has both products, we can address both in one scope.
Why Chicago Homeowners Call Topside Attic Insulation for GreenFiber Work

We’ve cleaned and restored over 9,000 Chicago-area attics since 2016, and every one of those jobs began with a written price and ended with a documented record. That’s how The Haven Standard has worked from day one, and it doesn’t change because the insulation is GreenFiber instead of Owens Corning.
Wes Okafor grew up about six blocks from the Portage Park field house, and he’s been running blower-door tests and insulation jobs in Chicago for over twenty years. The crew that shows up at your house works with GreenFiber cellulose regularly and knows how it fails in this climate. You’ll get a named technician, a text when they’re en route, and a photo log of the work when they leave.
If it’s not done right, the 365-Day Done Right Promise covers it. In writing. Before anyone lifts a tool.
FAQs
No. GreenFiber’s product warranty covers material defects, not contamination from rodents or moisture. Removing and replacing contaminated cellulose is standard practice and does not affect any valid manufacturer warranty claim on newly installed material. As an independent GreenFiber service provider, we do not administer manufacturer warranties, but we can document the condition of the removed material if you choose to file a claim.
In most cases, no. Cellulose absorbs urine and holds odor deep in the material. Surface cleaning doesn’t reach the contamination, and the odor returns within weeks. Full removal of contaminated sections is the only reliable fix. We’ll tell you honestly during the walkthrough if your contamination is localized enough for partial removal.
We schedule most attic cleaning and rodent proofing jobs within five to seven business days after the walkthrough. Emergency situations get priority, and someone answers the phone 24/7. Call (218) 261-7714 and we’ll get you on the schedule.
It depends on contamination level and age. If the GreenFiber is less than ten years old and contamination is localized, partial removal and spot treatment runs $800 to $1,500. If the material is settled, uneven, or contaminated across the whole attic floor, full removal and reinsulation usually costs less long-term than patching an attic that’s already lost a third of its R-value. We’ll show you the numbers for both options before you decide.
We remove contaminated insulation first, then sanitize, then seal. Sealing first would trap odors and contamination behind exclusion work. The order matters, and it’s written into every scope we provide.
