GreenFiber Insulation Removal & Replacement in Chicago: What to Know First
We remove and replace GreenFiber insulation in Chicago, and most jobs are finished in one to two days depending on attic access and square footage. As an independent GreenFiber service provider, we’re not authorized by the manufacturer, which means we make material decisions based on what your house actually needs, not what a brand contract tells us to install. Most attic removal and replacement jobs in a typical Chicago bungalow or two-flat run between $2,800 and $6,200, and that includes the written scope, the removal, the air sealing, the new material, and the printed before-and-after blower-door report.
This page is for homeowners in Chicago who bought a place with GreenFiber already in the attic or walls, or who had it blown in years ago and are now finding problems. If you’re holding a competing quote, bring it to us. We’ll read it with you and give you a free second opinion. Call (218) 261-7714 and a live person answers, 24/7.
How GreenFiber Products Fail, and How We Fix Them
GreenFiber makes cellulose insulation, which is ground-up recycled paper treated with borate fire retardant. It’s a legitimate material when it’s installed dry, at the right density, and over a properly air-sealed attic floor. The failures we see in Chicago are almost never the product itself failing. They’re what the house did to the product, or what the installer skipped before the product went in.
- GreenFiber R-60 settling below code in older Chicago attics. Cellulose settles, and GreenFiber’s own specs account for that. But when the original installer under-fluffed it or blew it over unsealed can lights, we find R-60 labels on paper but 8 to 10 inches of settled material in reality. We remove the settled layer, air seal, and reinstall to the depth that actually delivers R-60 in Chicago’s climate zone, not the depth that looked right from the hatch.
- Borate clumping from roof leaks and ice damming. GreenFiber’s borate treatment doesn’t make it waterproof, and Chicago winters produce ice dams that send water into attics through nail holes and flashing gaps. Wet cellulose clumps and mats down, losing its R-value and holding moisture against framing. We see this most often in Gable-style attics on bungalows in Portage Park and Jefferson Park where older roofs shed water poorly. The fix is removal, drying the deck, sealing the leak path, and reinstalling dry.
- Pest contamination in dense-pack wall cavities. Mice and squirrels tunnel through dense-pack GreenFiber in balloon-frame walls, which are common in Chicago’s pre-1940 housing stock. The tunnels create air channels that wreck thermal performance, and the droppings mean the material has to go. We remove the contaminated GreenFiber from the stud bays, air seal the rim joists and top plates, and redense-pack with new material.
- Air-sealing skipped on the original install. This is the one we see the most. A Chicago homeowner gets GreenFiber blown in during a rebate program, and nobody sealed the top plates, can lights, or plumbing penetrations first. Cellulose is a decent air retarder, but it’s not an air seal. The blower-door test we run before touching anything often reads 3,800 to 4,200 CFM50 on these houses, meaning the GreenFiber has been filtering Chicago air through itself for a decade. We remove it, seal the actual leak points, then reinstall.
- Vermiculite found under a GreenFiber cap. This is common in Chicago homes built before 1960. A previous owner blew GreenFiber over old vermiculite, not knowing vermiculite from some sources can contain asbestos. We won’t cut through or disturb that layer blindly. We test, and if it’s suspect, we bring in a licensed asbestos abatement crew for the vermiculite removal before we handle the GreenFiber above it. GreenFiber’s own literature doesn’t cover this scenario, but it’s routine for us in Chicago.
Our GreenFiber Insulation Removal & Replacement Process

- 1
Blower-door test before anything moves. We pressurize the house and record the ACH50 reading. That number tells us how much air the building is losing before we touch the insulation. It goes in the written report you get at the end.
- 2
Written scope and flat price. Before we pull a single bag of GreenFiber out, you have a written scope of work, a flat price, and a written warranty in hand. Haven Standard Clause 1: no work starts without it.
- 3
Removal with containment. We run HEPA-filtered vacuums with negative air pressure in the attic or wall cavities. The old GreenFiber goes into sealed bags, not blown around your house.
- 4
Air sealing, always. Top plates, can lights, plumbing penetrations, dropped soffits, rim joists. Every hole we find gets sealed before any new insulation goes in. Seal the holes first. Then add the R-value. The numbers will tell you whether it worked.
- 5
Reinstallation with the right material. We’ll reinstall GreenFiber cellulose if that’s the right fit, or we’ll use fiberglass, mineral wool, or spray foam from Owens Corning, Johns Manville, Knauf, Rockwool, CertainTeed, Icynene, or Demilec. No proprietary lock-in. We pick what your assembly needs.
- 6
Post-work blower-door test and documentation. We run the test again, record the new ACH50, and print a report with both readings, installed R-values by zone, and a photo log of every air-sealing location. You get that before we leave.
What GreenFiber Insulation Removal & Replacement Costs in Chicago
Here are the ranges we write most often for Chicago homes. These are flat prices, not estimates, and they hold once the scope is written.
| Scenario | Typical Cost Range |
|---|---|
| Attic GreenFiber removal only, up to 1,000 sq ft | $1,400 – $2,400 |
| Attic removal + air sealing + new R-60 cellulose | $3,200 – $5,800 |
| Wall cavity GreenFiber removal + dense-pack replacement (per floor) | $2,600 – $4,400 per floor |
| Contaminated GreenFiber removal (pest or roof leak) | Adds $400 – $900 to the job |
| Vermiculite under GreenFiber, asbestos abatement | Varies by volume; we coordinate and price separately |
What moves the price: attic accessibility, how much old material is up there, whether walls are included, and whether vermiculite is present. The price is the price once we’ve seen the job. Call (218) 261-7714 and we’ll schedule the diagnostic visit.
Why Chicago Homeowners Call Topside Attic Insulation for GreenFiber Work

We don’t blow insulation over an unsealed attic floor. Not ever. That’s the difference you’ll hear when you call us in Chicago. Every GreenFiber removal job starts with a blower-door test so the problem is documented before we touch it, and ends with a printed report showing the before and after ACH50 readings. There’s no other way to know whether you paid for a real fix.
Our technicians are background-checked and uniformed. A live person answers the phone 24/7, so when you call at 9:00 PM because you found wet GreenFiber after a storm, you get a human. Every job includes a Documented Photo Record. Every job gets a written price before work starts. And if we miss something, the 365-Day Done Right Promise means we come back and make it right. We also work with other brands when they fit the job better, including Reflectix radiant barrier products, so the material choice follows the house, not the other way around.
Wes Okafor grew up six blocks from the Portage Park field house and has been doing insulation work in Chicago for over twenty years. He learned at Truman College that air movement and thermal performance are two sides of the same problem, and every job at Topside Attic Insulation reflects that.
FAQs
Yes, in most single-story Chicago attics under 1,000 square feet, removal and replacement is a one-day job. Wall cavity work or pest contamination adds time. Call (218) 261-7714 and we’ll give you a written timeline with your price.
If the damage is limited to a small wet area or a single pest tunnel, spot removal and reinstallation can cost less than a full replacement. But if the GreenFiber was installed over an unsealed attic floor, the whole layer is compromised and full removal is usually the cheaper long-term fix. We’ll show you the blower-door reading that answers the question.
GreenFiber’s product warranty covers material defects, not installation or house issues. Removing and replacing it doesn’t void anything that’s still in effect, and since we’re an independent GreenFiber service provider, we’re not required to follow manufacturer-only repair paths. Your replacement material carries its own warranty, and our 365-Day Done Right Promise covers workmanship.
Yes. We run a blower-door test, check settled depth against the labeled R-value, and inspect for moisture, pests, and air-sealing gaps. You get the numbers in writing. That’s the only way to know if it’s still doing the job.
We get most Chicago homeowners on the schedule within the week. If you’ve got wet GreenFiber after a storm or visible pest damage, call (218) 261-7714 and we’ll tell you when a crew can be there.
