Rockwool Attic Cleaning & Rodent Proofing Nationwide

Rockwool Attic Cleaning & Rodent Proofing in Chicago: What to Know First

Rockwool attic cleaning and rodent proofing in Chicago typically runs between $1,800 and $4,600 depending on attic size, extent of contamination, and whether full exclusion work is needed. Most jobs are completed in one to two days, with the written price delivered before any work starts. If you own a Rockwool-insulated attic and have heard scratching, found droppings, or noticed that musty smell drifting down from the hatch, call (218) 261-7714. We’re an independent Rockwool service provider, not a manufacturer affiliate, and we’ve been cleaning and sealing Chicago attics since 2016.

This page is written for homeowners in Chicago who already have Rockwool insulation, whether that’s the older batts, the newer Comfortbatt, or loose-fill granules that were blown in decades ago. You know the product. What you need to know now is what happens when rodents move through it, and what full remediation actually involves.

How Rockwool Products Fail - and How We Fix Them

Rockwool insulation holds up better than fiberglass in most conditions, but it has failure modes that are specific to the product and specific to Chicago’s climate. Here’s what we find.

  • Rodent tunneling through Comfortbatt batts. Mice and rats don’t eat Rockwool, but they burrow through it. The dense batts hold tunnel shapes well, which actually makes the runs easier to spot than in blown fiberglass. We pull the affected batts, sanitize the cavity, and replace with new material rather than fluffing the damaged sections back into place. Fluffed batts lose R-value and keep the rodent pheromone trail intact, which invites the next generation.
  • Loose-fill Rockwool granules absorbing roof-leak moisture and matting down. Older Chicago homes built mid-century often have loose-fill Rockwool sitting under roof decking that has leaked at some point. Once those granules get wet, they compact and lose their thermal break, and the damp layer becomes a smell trap. We remove the matted sections, address the moisture source if it’s still active, and document the R-value loss before replacement.
  • Roof deck condensation from bathroom fans vented into the attic. This isn’t a Rockwool defect, but it shows up faster on Rockwool jobs because the product resists airflow so well. When a bath fan dumps humid air into a cold Chicago attic in January, the condensation sits on top of the dense Rockwool instead of drying out. We find this on a lot of Northwest Side bungalows and framed two-flats. The fix is rerouting the fan to a proper roof vent, then replacing any Rockwool that has absorbed the moisture.
  • Animal nesting in Rockwool’s thermal voids at the eaves. Rockwool’s stiffness means installers sometimes leave small gaps at the eave edges, especially in older homes with irregular joist spacing. Squirrels exploit those gaps. We find nests built directly against the Rockwool face, with the surrounding material stained with urine. The repair is the same on every job: remove the contaminated section, seal the entry point from the exterior, and install new material flush to the decking.
  • Rockwool holding rodent odor longer than fiberglass. Rockwool’s higher density means it holds less air, but it also holds odor longer once contaminated. A fiberglass attic will off-gas the urine smell after a few weeks of ventilation. Rockwool tends to hang onto it. That’s why we don’t just spot-clean Rockwool attics. If the contamination covers more than about ten percent of the attic floor, full removal and replacement usually makes more sense than trying to deodorize half-measures.

Our Rockwool Attic Cleaning & Rodent Proofing Process

Our Rockwool Attic Cleaning & Rodent Proofing Process

Every Rockwool job follows the same sequence, and you’ll have the written scope before anyone lifts a tool. The process is documented at each step.

  1. 1
Inspection and blower-door baseline. We run a blower-door test before any material moves. A blower-door test is a pressurization reading that shows, in one number, how much air your building envelope is losing. That number tells us where the rodents are getting in, since rodents follow air paths the same way heat does.
  2. 2
Written scope and fixed price. You get a flat price, a written scope, and a written warranty before work starts. Haven Standard Clause 1. No work begins without your sign-off.
  3. 3
Contaminated Rockwool removal. We bag and remove affected batts or loose-fill, including any material that has taken on urine or nest debris. The area is HEPA-vacuumed down to the decking.
  4. 4
Exclusion and air sealing. We seal the entry points: top plates, can lights, penetrations, eave gaps, and the rim joist where relevant. This is the step that stops the next rodent. Sealing comes before insulation, every time.
  5. 5
Sanitizing and decontamination. We treat the exposed surfaces and structure with a hospital-grade disinfectant rated for attics, then install fresh Rockwool or an equivalent material at the documented R-value.
  6. 6
Post-job blower-door reading and photo log. You get a printed report: pre-installation ACH50, post-installation ACH50, installed R-values by zone, and a photo log of every air-sealing location. We finish every job with a Documented Photo Record, included as standard.

What Rockwool Attic Cleaning & Rodent Proofing Costs in Chicago

Chicago pricing for Rockwool attic work breaks into three tiers. A basic cleanout of a small attic with light droppings and no nesting runs $1,800 to $2,400. A mid-size attic with moderate contamination, one entry point, and partial Rockwool replacement runs $2,600 to $3,800. Full removal, sanitizing, exclusion, and new Rockwool installation in a large attic runs $4,000 to $5,800. These are flat prices, not estimates that shift after the crew arrives.

What moves the price: attic square footage, how much Rockwool has to come out, how many entry points need sealing, and whether the roof deck needs deodorizing after the insulation is gone. A 1,200-square-foot attic in Portage Park with one entry point and moderate contamination is a different job than the same footprint in Beverly with nesting through three eave gaps. Our price comes with the written scope attached, so you’ll see exactly what you’re paying for before work starts. Estimates are free, and a live person answers at (218) 261-7714.
